A new prestige office development in Sandton, Johannesburg is using a combined smoke and natural ventilation system, involving automatic window vents in the building’s elliptical glazed central tower, which is actuated and controlled by an integrated solution from SE Controls Africa Located in the Sandton business area, which is regarded as one of South Africa’s prime commercial locations, the Multi Million Rand Capital Hill development combines seven floors of office space, as well as covered parking for vehicles. Designed by MWLF Architects, the building not only provides high quality business facilities, but is also highly energy efficient and is constructed to achieve a ‘Four Green Star’ rating from the Green Building Council of South Africa. As part of this process, the building’s 12 storey elliptical central tower features a fully glazed external facade within an aluminium lattice structure, which incorporates an automatic window and vent opening system to provide natural ventilation and overnight cooling, as well as smoke ventilation in the event of a fire. To achieve the necessary level of versatility and control required for the automated vent system, SE Controls supplied 49 SECO N 24 25 twin chain actuators with a 350mm stroke length together with 7 SHEVTEC® control panels and manual control points (MCP), which were networked using the company’s OSLink network cards. An external weather station was also installed to provide an information feed on ambient conditions into the system. In normal operation, the windows open and close automatically, to provide cooling and a supply of fresh air, but in the event of a fire this is over-ridden and vents are opened to allow smoke to be vented, enabling escape routes to be kept smoke free. Russell Cramb, Key Accounts Manager with SE Controls Africa, explained: “Capital Hill is an iconic building and has already attracted a lot of attention for its eye-catching design, green credentials and the quality of facilities it provides. We have an immense amount of experience in combined natural and smoke ventilation solutions, which we used when working with the architect to create a solution that wouldn’t compromise the smooth architectural lines of the external glazed façade.” Further information on SE Controls’ products, solutions and projects can be obtained by visiting www.secontrols.co.za or calling +27 31 466 1857 THE TEAM: Manufacturer & Smoke Ventilation Specialists: SE Controls Africa Project Manager: Robertson Ventilation Industries Architect: MWLF Architects

The smoke ventilation system at Johannesburg’s recently opened Mall of the South shopping centre is using SE Controls’ window automation, vents and control panel solutions to ensure it operates perfectly in the event of a fire, allowing smoke-free escape routes to be maintained for shoppers and staff. Designed by Vivid Architects, the 1.8 billion Rand development provides more than 150 stores and restaurants, covering fashion, jewellery and electronics, as well as a wide range of other luxury goods within the 65,000sq.mtr complex, which also has car parking for 3,000 vehicles. Due to the large open plan areas within the mall and the high volumes of people, effective smoke ventilation is essential to ensure escape routes are kept clear if a fire should occur. As a result, the system uses 62 Curvent International vents and 20 x SE Controls’ SECO N 24 40 twin chain actuators, as well as 12 x 24 Volt dc OS2 controls panels and 8 x manual control point (MCP) switches. Working closely with smoke control specialist, CURVENT INTERNATIONAL, the system, which also uses roof mounted fans to help vent smoke from the mall, is controlled centrally by a repeater panel located in the main security office to provide additional safety and peace of mind. In the event of a fire, the mall’s smoke sensors trigger SE Controls’ EN12101-10:2003 compliant control panels and chain actuators to automatically open the window and ventilators, allowing smoke to be vented to assist escape. Manual Controls Point (MCP) switches are also incorporated within the design to allow manual actuation of the system. A combined smoke and natural ventilation system at a leading Western Cape wine grower’s new production facility at Simondium is using chain actuators, monitoring and control solutions from SE Controls Africa to help provide a comfortable and safe working environment. Established in 1997, Rupert & Rothschild Vignerons’ new 6,000 m2 winery was constructed to meet growing demand for their wines. The process engineer and principal agent was consultC Engineering and the architectural vision was produced by Malherbe & Rust Architects. The new facility is separated into zones, each dedicated to a specific wine production process. Maturation accounting for almost 2,400 m2 of the total area and the remaining capacity split between fermentation and the storage & blending areas. In order to meet the ventilation requirements for carbon dioxide (CO2) smoke and natural ventilation, Charl de Kock of consultC Engineering designed individual window automation and control solutions dedicated to each zone. Key switches are also installed to enable localised operation by authorised users. By using window automation rather than automatic opening roof vents, the maximum roof space could be made available for solar PV panels, which help reduce energy consumption and plant running costs. During normal operation, the system uses natural ventilation to allow the day-to-day management of temperatures, while also enabling CO2 produced during the fermentation process to be vented to atmosphere. In the event of a fire, the natural ventilation mode is over-ridden. When the system receives a signal from fire and smoke sensors, the smoke ventilation mode triggers all windows to automatically open fully, which enables smoke to be vented and escape routes to be kept clear. SE Controls Africa worked closely with smoke control specialist, Curvent International on the system, which uses a total of 44 SECO Ni 24 40 twin chain actuators and nine OS2 SHEVTEC controllers, as well as 4 SELA N linear actuators dedicated to the maturation area. With SE Controls latest SHEVTEC controller, the client now has the resources available to enable remote monitoring of the system’s live performance. This software tool allows parameters to be set and adjusted to meet the requirements of individual installations. With improved data logging functionality, the client has full control over the system and has the ability to record and print events logs. This includes faults, battery low and activation of fire signal. Dyllan Seller, General Manager with SE Controls Africa, explained: “We have an immense amount of experience in combined natural and smoke ventilation solutions, which we utilised fully when working on this project. As a result the system provides a safe and comfortable environment for workers at Rupert & Rothschild Vignerons’ impressive new facility.” Further information on SE Controls’ products, solutions and projects can be obtained by visiting http://www.secontrols.co.za or calling our offices: (Durban) +27 31 466 1857 (Johannesburg) +27 82 451 7001 (Cape Town) +27 82 496 0863 THE TEAM: Smoke Ventilation Equipment Manufacturer: SE Controls Africa Smoke Ventilation Manufacturer & Contractor: Curvent International Architect: Malherbe and Rust Consulting Engineers: consultC Engineering Contractor: CSV Construction
Audi’s Durban Central dealership in South Africa is using smoke ventilation and window automation technology from SE Controls Africa to ensure that escape routes can be kept clear from smoke in the event of a fire, while maintaining a safe environment for customers and staff. SE Controls worked closely with specialist fire system installers, CURVENT International, to ensure that the fire consultant’s specifications, which were developed by Dynamic Fire Solutions, were implemented precisely on the project, which demanded an updated and more effective solution than the existing system. To achieve this, SE Controls supplied six 350mm stroke length SECO N 24 25 twin chain actuators, which are linked to the company’s EN compliant SHEVTEC controller and six separate smoke detectors, mounted individually just above the window reveals, to ensure that in the event of a fire, the building’s windows automatically open to allow smoke to be vented and escape routes to be kept clear. As the smoke and fire detectors are mounted in the ceiling close to the location of the window actuators, the system required no supplementary sensing. Fireman’s over-ride switches were also provided by SE Controls, which allow fire personnel to take control of the system and manage the fire fighting process as well as providing safe access to the building should a fire occur.
